<p>From the boardroom to the classroom, individuals are looking to improve their performance. <b>Continuous improvement</b> through processes such as Baldrige to Lean continue to make significant strides in the business world as solutions to improving the bottom line. Self-improvement is one of the fastest growing areas in most book stores. Everyone appears to be looking for that magic pill for how to improve their performance results or what we call success.</p>
<p>Recently when doing some research to improve the content of an article, I discovered the term <b>&#8220;meritocracy.&#8221;</b> Even though I am fairly well read in American history, I had never seen this particular term. The original definition of meritocracy is not certain, but has its roots in Chapter Five of John Locke&#8217;s <i>Second Treatise on Government.</i> Locke believed that the acquisition of wealth provided it was acquired through hard word and &#8220;it was to meet one&#8217;s own immediate needs.&#8221; (Source: Wikipedia)  Meritoracy then became the way to build  and therefore improve a society through a government based upon merit (demonstrated performance) and not by birth.</p>
<p>The essence to improve resides in the capacities of <b>motivation, energy and talent.</b>   Our young country even with all of its faults has demonstrated the results of these 3 capacities by sending a man to the moon and returning him safely back to earth in just under 200 years. No other country or civilization has accomplished so much in such a similar time frame.</p>
<p><b>What does this mean for businesses or individuals seeking success?</b></p>
<p>If businesses or individuals want greater success, then the answer resides within the ability to improve motivation, improve the use of energy and to improve talent. In today&#8217;s world, the answer can be translated into improving the <b>desire</b> (motivation), the opportunities for practice (energy) and new knowledge or skills (talent). Yet, when we analyze solutions designed to improve the performance of a business, an organization, a school or an individual, the emphasis is on <b>talent or the hard skills</b> with little focus to <b>no focus on motivation or the soft skills.</b></p>
<p>Until the development of soft skills are partnered equally with the training of hard skills, the quest for success will continue to allude those who are trying to improve their performance. So success once again becomes a personal choice or as Wilt Chamberlain said:</p>

<p>The self-help section&#8217;s groaning at the weight of all the self-help books out there on every subject imaginable. And every one of those books promises it&#8217;s the final, be-all end-all cure to whatever it is that ails you. Whether it&#8217;s feeling stuck, procrastinating, overeating, or not Getting Stuff Done, all you have to do is buy the book and do the 10-step system and you&#8217;re golden.</p>
<p>At least, that&#8217;s how it worked for the book&#8217;s author. For you? Your mileage may vary. It can get a little frustrating.</p>
<p>I want to propose today another be-all, end-all self help technique. Yet I don&#8217;t want to offer it because it helped me and I have a book to sell. <p>When you self-hypnotize, you first decide on one small project you&#8217;d like to improve. Perhaps it&#8217;s your exercise habits. Perhaps it&#8217;s your work habits. Fix in your mind the specific way you want to improve, then go into self-hypnosis. You will become relaxed, following a countdown of 10 to 1. With each number, feel yourself growing more relaxed. At one, you are in a mild trance state. And you&#8217;re highly suggestible. Now you can repeat to yourself the positive suggestions you want to act on. <p>The key to self-motivation is setting goals.  Without goals, it really doesn&#8217;t matter how self motivated a person tries to be.  They have to know what it is that they are motivated for.  </p>
<p>There must be a reward or benefit for it to be motivation.  That is what drives us as humans.  Without this factor, there will not likely be success in self-motivation.  </p>
<p>That is the reason why it is very important to make a list of goals.  This first step will get you started in the right direction to achieving self-motivation.</p>
<p>Now, let&#8217;s talk about goals.  The goals we set for ourselves sometimes tend to be way out of our reach.  When we do this, we our basically setting ourselves up for failure.  When this happens, it is like taking a giant step backwards in the motivation process. </p>
<p>A person`s goals need to be both realistic and possible.  For instance, if winning the lottery is your goal, you need to rethink that goal.  Yes, it is possible but it is not realistic to win the lottery.  It is very important to make sure that person&#8217;s goals fit into both of these categories. </p>
<p>Another piece of advice in achieving self-motivation is to never look back on past failures.  This is just not a productive thing to do.  We tend to get hung up on our mistakes and then they become major obstacles on the way to our goals.  </p>
<p>We can learn from our mistakes that we have made in the past, but be careful not to dwell on them. So, remembering that we are just human and we are not perfect can help us become more self-motivated. </p>
<p>Once you have figured out what motivates you personally, and you have set your goals, you&#8217;re about one third of the way through the process.</p>
<p>The next step is to find your objectives.  They are very specific objectives.  They need to be measurable, for instance, by the week, day or month.  When questioned about these objectives, the answer should be a yes or no answer. They are basically directives that will tell you what needs to be done and when.  </p>
<p>Next comes the part where our human nature tries to step in and stop this self-motivation process.  It is called the commitment step.  This phase of the process is difficult more so for some than others. </p>
<p>Some people just have a real hard time committing to jobs, relationships, and personal gains. Some of this lack of commitment comes from low self-esteem or low self-confidence.  </p>
<p>In order to be successful at self-motivation, one must be confident in them selves and know their own worth.  Everyone has strengths and weaknesses.  Identifying your personal weaknesses and strengths is a giant step in the right direction. </p>
<p>Whether you are searching for self motivation for the purpose of losing weight, exercising more, starting a new career, or putting an end to bad habits, there are many <a href="http://www.kennynieves.com/self-help">Self Help</a> websites out on the internet that can help a person with these issues.</p>

<p>Well there are two types of motivation, extrinsic motivation, and intrinsic motivation.  Extrinsic motivation is motivation that comes from outside an individual.  Examples of that at work would be earning a paycheck, or getting a promotion.  Intrinsic motivation is motivation that comes from inside an individual.  Examples of that would be like self satisfaction at work, knowing that you can do good work, and you have the desire to do good work.  I am motivated by both intrinsic and extrinsic motivation.  At school i do good because i know if i do i will get a good job and be able to afford nice things in life. But what stood her apart was that she was never short of work. People asked for her to come and join their households, she was bestowed with a lot of gifts both on occasions and otherwise. We took turns in giving her money if she ran out of cash or needed the extra buck for getting herself or her husband treated. When she decided to leave this line and join a school as an administrative support, we all gave her glowing references &ndash; all true, mind you. Even now she visits us and is welcome anytime. And I think she is one of the most successful people I know. She is not rich, mighty or famous, but she IS successful.</p>
<p>If Sunita Williams is a successful astronaut, so are the set of skilled workers who work hard to ensure that every cog in the wheel of her spaceship works smoothly. If the flamboyant striker in a football league team is successful then so is the goalie who does not drop even a single ball.</p>
<p>If we must take names of the very famous, then Shahrukh Khan, Aamir Khan and Akshay Kumar &#8211; India&rsquo;s celluloid superheroes &#8211; are all successful. Yet each has had a different approach or strategy. Shahrukh is populist, has a lot of fire in his belly, is hungry for recognition and for being the best in whatever he does and plays unabashedly to the gallery. He has a deep need to be the number one in whatever he chooses to dabble in &ndash; movies, endorsements, cricket, television, even awards and the recognized lists of the rich and famous. Aamir is more niche, likes to do only what he really likes to do; makes wonderfully intelligent and sensitive films yet refuses to fill nominations for the popular awards, turns down million bucks offered by corporates for making run-of-the-mill films. Aamir has a maverick approach to his art and follows his heart and breaks several moulds in the process. Akshay cashed in on his strengths &ndash; action, martial arts, dancing &ndash; to gain a foothold; worked on his weaknesses &ndash; voice modulation, dialogue delivery; and added to his skill base &ndash; drama, comedy, romance. Three people, three strategies and three success stories.<br />
Having established that success permeates through caste, creed, colour and social standing, I would like to state that there are several common threads that run through the successful people in their respective ilk and genres.</p>
<p>The first thread or quality definitely is hard work or smart work. If you need to get somewhere you will have to burn the midnight oil to get there. There are no short cuts or quick fixes. Henry Wadsworth Longfellow uttered the following famous words, definitely my favourite quote &ndash;<br />
Lives of great men reached and kept<br />
Were not obtained by sudden flight;<br />
They while their companions slept<br />
Were toiling upwards in the night.</p>
<p>That was then, but even now look at the success stories of the geek-entrepreneurs dotting the Silicon Valley skyline and you will discover that many of these young guns end up sleeping for only a few hours putting in 18 working hours to realize their dreams.</p>
<p>If you want to be promoted, if you want to move up the corporate ladder then you need to be a fast, smart worker who packs in quite a punch in terms of his deliverables and quantum of work.</p>
<p>The second quality would be persistence, perseverance and a consistent internal push. We would not have had light bulbs or telephones or planes or the revolutionizing concepts of relativity and Archimedes principle, to site a few, had it not been for the never-say-die spirit of these zealous, determined folk. How many times have we been told by our seniors &ndash; If you try and fail once then try again. Would any of us have learnt any of the stuff we did while growing up, be it academics, sport, dramatics, elocution or hobbies had we just tried them once and not gone back, again and again? Ask the innovators, developers, manufacturers and entrepreneurs and they will reel off some mind boggling numbers for the times they tried, failed, tried again, failed once again, re-attempted &hellip;&hellip;&hellip;&hellip;&hellip;&hellip;till they finally succeeded.<br />
With persistence I would link in grit and tenacity that keeps you in the groove of your chosen activity.</p>
<p>So go for it and keep going till you get there.</p>
<p>The third most important quality is, undoubtedly, passion. That definitely is the main driver in your path to success. If you don&rsquo;t let that little light within you extinguish or quell the inner voice that eggs you on or keep the fire in your belly alive and stoked then it is passion that does it for you. It is passion that keeps you motivated in the face of flak, failure or fear.</p>
<p>Fervour, ardour, enthusiasm, zeal, craze &hellip;&hellip;&hellip;&hellip;&hellip;&hellip;..call it by any name but it is passion that is your undying spirit which keeps your dreams alive and brings you a step closer to your coveted calling.</p>

<p>I congratulate all who have not sold out of their stock mutual funds, realizing that monies invested in the stock markets are there for the medium-to-long term goods and services that we will buy as we age.</p>
<p>Yet I want to invite those who may have sold out of their stock mutual funds or stocks to begin buying back into the markets, perhaps utilizing a strategy called <a href="http://en.wikipedia.org/wiki/Dollar_cost_averaging" target="_blank">Dollar Cost Averaging</a>, which is fancy language for investing systematically into the market on different days thereby attaining different purchase prices whose average has historically been favorable to simply choosing one particular day in which to invest (or sell, for that matter).&nbsp; </p>
<p>The main point is to think through what cash you will need in the near term, in the medium term and in the long term, and to match those time goals with the most appropriate investment types.&nbsp; For example if you need to purchase goods or services within the next 2 years, those funds should be set aside in a Money Market, preferably a Government Money Market or a series of short term Certificates of Deposit.&nbsp; Monies needed in 2-7 years should be invested in diversified no-load bond mutual funds, (or better yet, bond index funds) and monies need to buy goods and services in 7+ years should be invested in diversified stock index funds that historically have returned in excess of inflation.&nbsp; Let&#8217;s invest in our own empowered retirements and provide ourselves more choices that historically <a href="http://www.msmorrisonspeaks.com/money/2008/12/watch-out-for-covert-capital-gains.html" target="_blank">stock mutual funds</a> have provided.</p>
<p>Market timing&#8211;getting out of the market at high price levels and then getting back into the market at low price levels&#8211;has lured many an investor, as well as many a professional money manager over the years.&nbsp; Yet when Peter Lynch&#8211;the single most successful stock picker of our age, and the former manager of Fidelity&#8217;s wildly profitable Magellan Fund from 1977-1990 when that fund&#8217;s asset base swelled from 20 million to 14 billion, and beat the S &amp; P 500 11 out of 13 yrs, sporting an annual ave return of 29%&#8211;is quoted as saying he has never known anyone to be &#8220;right&#8221; on timing decisions more than once in a row;&nbsp; that should be fair warning to the amateurs among us not to try this at home. </p>
<p>That said, it has been VERY difficult to maintain our equilibrium amidst the media&#8217;s barrage of negativity and Chicken Little admonitions, so if you scurried to the sidelines and into cash out of fear, pull your courage back up and become an investor again, to reap what would certainly be stock market gains over the next 24 months and longer.&nbsp; We Can Do It Women!&trade;</p>

<p>Thousands, and possibly millions, of Christians died during this drive to eventually bring the entire world under Islam.</p>
<p>The First Crusade was launched in 1095 by Pope Urban II to check the advance of the Muslims and regain control of the city of Jerusalem and the Holy Land.</p>

<h2>Questions Demand Answers</h2>
<p>If you want an answer, ask a question. Questions invite answers; questions demand answers. Only a completely rude person ignores a question &mdash; and often not even then, because rude people like to prove they&rsquo;re right!</p>
<p>Questions are the only thing that can be answered. You can&rsquo;t answer a statement. You can reply to it, or ignore it, or argue with it, but you can&rsquo;t answer it.</p>
<p>Example: I just made a statement in the last paragraph. What&rsquo;s the answer? There isn&rsquo;t one. You can&rsquo;t answer a statement. And along those lines:</p>
<h3>You Can&rsquo;t Answer An Objection!</h3>
<p>It breaks my heart to hear someone giving sales training who tells his students to &ldquo;answer an objection.&rdquo; You can&rsquo;t.</p>
<p>An objection is not a question. It&rsquo;s a statement. That&rsquo;s why everything you have been taught about overcoming objections &mdash; that is, answering them &mdash; is wrong.</p>
<p>The only thing that can be answered is a question. Think about that.</p>
<p>Earlier we agreed your job is to sell &mdash; which means to close, which means to get a favorable buying decision, which means to get a &ldquo;yes&rdquo; answer.</p>
<p>I told you that was a clue. We&rsquo;re clued in now that to get a &ldquo;yes&rdquo; answer out of our customer we&rsquo;re going to have to ask him a closing question &mdash; because he can only answer a question!<br /> Since he cannot answer a statement, you cannot close with a statement!</p>
<p>This means anything you have been taught as a close that is not a question is not a close. Not a very good one, anyway.</p>
<p>The first rule of questions is questions demand answers; so if you want an answer, ask a question. Thus, the second rule of questions is:</p>
<h3>Questions Set The Topic Of Discussion</h3>
<p>They are the focus point of the discussion, which means they can determine the direction a conversation will take. And a sales presentation is a conversation, after all.</p>
<p>You already know asking questions is one way customers gain control of the presentation.<br /> Asking questions is the only way you&rsquo;ll get it back, and that leads us to the third rule:</p>
<h3>He Who Asks The Questions Will Control The Presentation</h3>
<p>Now relate this rule back to the rule of closing that said:</p>
<h3>He Who Controls The Presentation Shall Be The Seller</h3>
<p>So if you ask the questions, you&rsquo;re in control. And when you&rsquo;re in control, you&rsquo;re the seller. If you want to be the seller, you need to ask the questions.</p>
<p>Here&rsquo;s the fourth rule of questions:</p>
<h3>Answers To Questions Must Be Appropriate</h3>
<p>You&rsquo;ll understand this better as we proceed through some more examples.</p>
<p>There are many types of questions, but for our purposes we can effectively whittle them down to just two: informational questions and yes-or-no questions.</p>
<p>An informational question seeks information as the answer and gets information as the answer.</p>
<p>If you ask someone his name, he won&rsquo;t say, &ldquo;Yes,&rdquo; he&rsquo;ll give you his name. If you ask the lady next to you on the plane what time it is, she&rsquo;ll give you information.</p>
<p>Informational questions are good for one thing (surprise): extracting or gathering information.</p>
<p>But they are DEATH to use when closing! You&rsquo;ll see why.</p>
<p>Another thing you need to know about informational questions is, despite the above examples, the answers are seldom predictable. In contrast, a yes-or-no question only gets one of two answers.</p>
<p>If I ask a person if his name is George Washington, I&rsquo;ll almost certainly get &ldquo;no&rdquo; as a response.<br /> Yes-or-no questions are excellent for closing because they get either a yes or a no response, and we&rsquo;re looking for a &ldquo;yes&rdquo; answer, remember?</p>
<p>Right now you&rsquo;re thinking, Well great, if I close with a yes-or-no question, I stand a good chance of getting a &ldquo;no.&rdquo;</p>
<p>And you&rsquo;re right. But I haven&rsquo;t finished telling you the good news about yes-or-no questions: A yes-or-no question can be phrased in such a way that you can virtually eliminate the answer you don&rsquo;t want!</p>
<p>And if you can eliminate the possibility of getting a &ldquo;no&rdquo; to your closing question, then you&rsquo;ve got a MILLION DOLLAR CLOSE TM!</p>
<p>Let me tell you a story that illustrates this point. You&rsquo;ll like it.</p>
<p>Once upon a time a young monk arrived at the monastery. He asked the abbot if it was okay for him to smoke his pipe during the evening prayers in the garden.</p>
<p>The abbot replied, &ldquo;No, you can&rsquo;t smoke while you pray.&rdquo;</p>
<p>The new monk got settled in his room, and soon it was time for evening prayers. As he was walking through the garden with the other monks, silently saying his prayers, he saw an older monk walking towards him puffing away on a pipe.</p>
<p>The young monk stopped the older one and said, &ldquo;Brother, I see you&rsquo;re smoking your pipe.</p>
<p>But when I asked the abbot if I could smoke while I prayed, he said no.&rdquo;</p>
<p>The older monk smiled and said, &ldquo;Ah, you see, my son, it is all in how you phrase the question. You asked if you could smoke while you prayed. I asked if I could pray while I smoked.&rdquo;</p>
<p>That older monk was a sales professional! He phrased his question in such a way that the possibility of a &ldquo;no&rdquo; answer was eliminated. You&rsquo;ll learn how, too.</p>
<p>So &#8230; informational questions get unpredictable information as the answer; yes-or-no questions get only &ldquo;yes&rdquo; or &ldquo;no&rdquo; as an answer.</p>
<p>This is vital, because if you close with a yes-or-no question, you know you&rsquo;ll only get one of two answers.</p>
<p>An informational question is guaranteed to get you information as an answer, and that information is likely to be &ldquo;let me think about it.&rdquo;</p>
<p>Well, I promised you the MILLION DOLLAR CLOSE TM cannot get that kind of answer, and now you know why.</p>
<p>The MILLION DOLLAR CLOSE TM is a yes-or-no question, so it can&rsquo;t get information as the answer. And since it is phrased to eliminate the possibility of a no answer, that leaves only one possible response: &ldquo;Yes!&rdquo;</p>
<p>Now that we have a few more rules as building blocks, let&rsquo;s apply them in the closing situation. The best way to illustrate them in action is by using examples of other closes &mdash; closes that have been killing your sales.</p>
<p>Please don&rsquo;t get upset if some of what follows sounds disturbingly familiar. Many of these old techniques were ones I used myself for years before wondering if there was a better way.<br /> It was annoying to be told by the dozens of sales professionals I interviewed just how bad these so-called closes really were.</p>
<p>And when I got annoyed, I got mad and tried to fight back by defending these techniques.<br /> The professionals just laughed and pounced all over them. Finally I surrendered and opened my mind to new ideas. Now I&rsquo;m not mad, I&rsquo;m glad. I had a closing problem, and the pros showed me the solution to my problem.</p>
<p>So if I happen to come down hard on your favorite close, please don&rsquo;t get mad &mdash; at least not at me.</p>
<p>If you want to get mad, get mad at the 417 professionals who contributed their expertise to this book &mdash; none of whom makes less than $150,000 per year in commissions. But you&rsquo;ll find, as I did, it&rsquo;s hard to argue with success.</p>
<p>Let&rsquo;s be brutally honest&#8211;any close you&rsquo;ve learned that is not a question is NOT A CLOSE!<br /> Perhaps the most popular close in this category is the Assumptive Close. I was the world&rsquo;s biggest assumptive closer until 417 pros proved to me it was basically worthless.</p>
<p>Some said the Assumptive Close is the biggest hoax ever perpetrated on salespeople. Others said it was invented by prospects so they couldn&rsquo;t be closed! Some said it was a daydream, and some just said it was wishful thinking.</p>
<p>Just in case you&rsquo;re not familiar with the Assumptive Close, here&rsquo;s how it&rsquo;s supposed to work:<br /> The salesperson adopts a positive attitude. Fine. Everything he says or does assumes the customer will buy. Fine again. The salesperson goes through the actions of writing an order or contract and simply waits to see if the customer stops him. If he&rsquo;s not stopped, it&rsquo;s assumed a sale has been made.</p>
<p>The theory is great, but it doesn&rsquo;t work too well in reality.</p>
<p>There&rsquo;s obviously nothing wrong with a positive attitude, and I agree you should assume your customer will buy. And sometimes the Assumptive Close works. But most of the time it doesn&rsquo;t.<br /> What I (and the pros) disagree with is the assumption the prospect will close himself.</p>
<p>You just cross your fingers, adopt a positive attitude and hope that the prospect will say, &ldquo;Hey, is that a sales contract? Great! Where do I sign?&rdquo;</p>
<p>Well, that is a daydream, and while some dreams come true, many won&rsquo;t. Your customer is not going to close himself; that&rsquo;s your job.</p>
<p>It&rsquo;s why you&rsquo;re called a salesperson and are paid a commission.</p>
<p>Another point about the Assumptive Close is you&rsquo;re just supposed to begin by writing the order and hope the customer doesn&rsquo;t stop you. Because if he doesn&rsquo;t, then we assume he&rsquo;s bought. But one has to wonder how this takes place. Where&rsquo;s the transition between presentation and close? I don&rsquo;t see any. What I do see is scared time, big time. I see the prospect thinking, &ldquo;Uh oh, is that a contract?&rdquo; Decision time! Pain time! Fight or flight!</p>
<p>Remember we agreed earlier asking the prospect to part with his money is going to be scary. It&rsquo;s true a weak prospect will sometimes go along with it. He&rsquo;ll sign the contract and might even give you a deposit. But just wait until tomorrow when you&rsquo;re not around to intimidate him with your assumptions.</p>
<p>Buyer&rsquo;s remorse kicks in, and he calls to cancel the deal. The sale you thought you&rsquo;d closed wasn&rsquo;t closed after all. It&rsquo;s easy to understand why: He never made a commitment; he never said yes. And the reason is because you never gave him the chance to say yes.</p>
<p>As I said, the Assumptive Close works sometimes. Dumb luck does work sometimes. But sales professionals don&rsquo;t depend on luck. They replace luck with smart selling skills.</p>
<p>Let&rsquo;s look at a couple of other popular closes and see why they&rsquo;re keeping you from making sales.</p>
<p>One is the Minor Point Close. At least this one is on the right track, because it involves a question.</p>
<p>When you use the Minor Point Close, you are supposed to ask some trivial question &mdash; for example, &ldquo;Ms. Customer, which color do you prefer?&rdquo; And if the customer selects a color you have, you may have a sale.</p>
<p>So far, so good. The bad news is maybe she won&rsquo;t select a color you have. And, worst of all, the Minor Point Close involves an informational question, to which the easy answer from a customer who senses decision time is, &ldquo;Well, I&rsquo;m not sure. Let me think about it.&rdquo;</p>
<p>Again, the Minor Point Close works sometimes, but only if you&rsquo;re lucky. It&rsquo;s not a professional sales tool. Using an informational question to close is asking for trouble.</p>
<p>Sometimes the Minor Point Close is actually tweaked into a yes-or-no type<br /> question &mdash; another step in the right direction.</p>
<p>The bad news is, it can&rsquo;t be phrased in such a way as to eliminate the possibility of a no answer. So at best you&rsquo;ve got a fifty-fifty chance. Once again, luck is the deciding factor.</p>
<p>Here&rsquo;s another example of how the Minor Point Close fails, even when phrased as a yes-or-no question. Picture an insurance salesman trying a yes-or-no minor point question. &ldquo;Mr. Customer, don&rsquo;t you agree the investment qualities of this policy are generous?&rdquo; And the prospect answers, &ldquo;Well, not really. I&rsquo;ve seen better.&rdquo; Or &ldquo;Well, I&rsquo;m not sure. Let me think about it.&rdquo;</p>
<p>Now &#8230; if you&rsquo;re paying attention, you just realized something. The salesman asked a yes-or-no question but got an informational response. Doesn&rsquo;t that violate our rule that says answers to questions must be appropriate?</p>
<p>Not really &mdash; because there&rsquo;s actually a third type of question called the opinionated question. It&rsquo;s really an informational question disguised as a yes-or-no question.</p>
<p>When the salesman asked the prospect if the investment qualities of the policy were generous, he wasn&rsquo;t asking a yes-or-no question, he was asking for an opinion &mdash; an informational question.</p>
<p>Fortunately we don&rsquo;t ask too many opinionated questions. But if you&rsquo;re ever in doubt as to the true nature of a yes-or-no question, try this test.</p>
<p>A true yes-or-no question can only get &ldquo;yes&rdquo; or &ldquo;no&rdquo; as the appropriate answer. If it can get an answer such as &ldquo;I don&rsquo;t know&rdquo; or even &ldquo;maybe,&rdquo; then it is not a yes-or-no question; it&rsquo;s an opinionated question.</p>
<p>As I said, it doesn&rsquo;t happen too often so don&rsquo;t worry about it.</p>
<p>Furthermore, it doesn&rsquo;t affect the MILLION DOLLAR CLOSETM, which is a true yes-or-no question &mdash; phrased, of course, to eliminate the possibility of a no answer.</p>
<p>So, while you can improve on the Minor Point Close by turning it into a yes-or-no question, you can&rsquo;t eliminate the possibility of a no answer. &ldquo;Mr. Customer, do you like the generous investment qualities of this policy?&rdquo; Mr. Customer: &ldquo;NO!&rdquo; Bad luck strikes again.</p>
<p>Let&rsquo;s take a quick look at another popular close, sometimes called the Ben Franklin Close. It&rsquo;s more accurately known as the Weighing Close or the Balance Sheet Close, because Mr. Franklin didn&rsquo;t call it a close. He was wise enough to know it&rsquo;s not a question and therefore can&rsquo;t get an answer. He simply used it as a logical process to weigh the pros and cons of certain choices.</p>
<p>And logic, as we know, has very little to do with buying.</p>
<p>This close works like this: You take a sheet of paper and draw a vertical line down the center, giving you two columns. Above the first column you write REASONS FOR, and above the second, REASONS AGAINST.</p>
<p>Then you begin summarizing the benefits of your product, the REASONS FOR, in the first column, perhaps listing a dozen or even more.</p>
<p>Finally you ask your customer to fill in REASONS AGAINST in the other column. Presumably he only comes up with a couple and immediately shouts, &ldquo;Wow! I gotta have this product! Write the order!&rdquo;</p>
<p>Only it rarely works like that. The truth is, logic doesn&rsquo;t sell. Emotion sells.</p>
<p>You&rsquo;d be amazed at how many customers look at the two columns, with 20 REASONS FOR and two REASONS AGAINST, and say, &ldquo;Well, this is interesting. Let me think about it.&rdquo;</p>
<p>While there is nothing wrong with using this technique to weigh factors when you&rsquo;re making a decision, there are two problems with using it as a close. One, it relies on logic. Two, it doesn&rsquo;t employ any questions, let alone a yes-or-no question. It really still depends on luck, and on the prospect closing himself, which he is unlikely to do.</p>
<p>Now, some salespeople augment this technique with a question: &ldquo;Mr. Customer, the facts are self-evident, aren&rsquo;t they?&rdquo;</p>
<p>Unfortunately, that&rsquo;s an opinionated question, to which the answer can be, &ldquo;Well, maybe. Let me think about it.&rdquo; Still, adding a question is a step in the right direction.</p>
<p>Now let&rsquo;s look at the Alternative Choice Close. This close is about a hundred years old. It&rsquo;s so old that prospects see it coming a mile away.</p>
<p>No doubt in its day it was effective and a good early step on the way to professional salesmanship, but today&rsquo;s customers are more sophisticated. Not only will they see this close coming, they&rsquo;ll quite likely think you&rsquo;re insulting their intelligence if you try it on them.<br /> And that will make them mad. Oops.</p>
<p>I&rsquo;m sure you know this close, but let&rsquo;s review it to see why it not only doesn&rsquo;t work, but probably kills four out of five opportunities to make the sale.</p>
<p>What you do is offer the customer his choice between two alternatives &mdash; either one he selects is fine with you. An example:</p>
<p>&ldquo;Mr. Customer, would you prefer the red truck or the blue one?&rdquo;</p>
<p>Obviously, either choice indicates that he has bought. Or: &ldquo;Mr. Customer, would you prefer delivery on Monday or Tuesday?&rdquo;</p>
<p>Again, either day is fine with you. Sale completed.</p>
<p>This close at least uses a question, so it&rsquo;s on the right track, but it falls down helplessly after that. It uses the unpredictable informational question to which information &mdash; often bad information for you &mdash; is the appropriate answer. You cannot get a yes or no answer to this type of question. In fact, the Alternative Choice Close uses a pair of informational questions. Bad news.</p>
<p>I&rsquo;m sure you&rsquo;ve already deduced what&rsquo;s wrong with this close, but let me explain anyway. The prospect is NOT limited to selection of one or the other of the alternatives you&rsquo;ve suggested. He can answer ,&ldquo;Well, neither one, actually.&rdquo; Or, of course, the infamous: &ldquo;I&rsquo;m not sure. Let me think about it.&rdquo;</p>
<p>Let me tell you a little story about the Alternative Choice Close, one you might find amusing. Imagine a guy in a singles bar who asks the woman next to him &ldquo;Your place or mine?&rdquo; Her answer? You guessed it: &ldquo;Neither one, creep. Buzz off.&rdquo;</p>
<p>As you can see, most traditional closes really rely on luck, and luck happens just often enough to keep these dinosaurs around.</p>
<p>But I assume you&rsquo;re not a dinosaur, since you&rsquo;re reading this. Time to move to the future, and the MILLION DOLLAR CLOSE TM &mdash; a simple question to which there is only one answer: &ldquo;Yes!&rdquo;</p>

<p>while not having used that exact list, i have dealt with those emotions ,,,,, i think as you live your life, and mature,,,,, life experiences help resolve many of those issues,,,,,,, for example, jealousy,,,, your mind will store the past instances of when you felt that,,,,, and how that emotion did not serve you well, and perhaps was even proved false,,,,,,, i was kind of jealous of my friends who purchased a new home (we had all lived in the same apartment complex for years), i was envious,,,,, while yes later i also purchased a home  (not quite as nice),,,,,, i would be jealous when i visited them,,,,,then their son started having problems,,,  now their son is facing jail,,,,, is strung out on drugs,,,  while mine is a A college student,,,,,,, their money and nice home in the long run was not anything to be envious about,,,,,that lesson, years ago, sort of killed any jealousy i had in me, towards anyone,,,,,,i am able to be happy with my situation, or take steps/set goals to change it</p>
